Window Cleaning, Streak-free, frame-included.
Houston's hard water leaves mineral spots that look permanent — they're not. Frame-included cleaning, inside-or-out options, single-story to high-rise. Your view, the way the architect drew it.
What makes Houston windows look wrong
Hard water mineral deposits are silica and calcium that bond to glass on exposure to UV and heat. They're not dirt — soap won't lift them. Sprinkler over-spray, pollen, gulf-breeze sea-salt, and screen-mesh dust compound the issue. The right approach is a two-stage process: a mineral-specific scrub to break the bond, then a squeegee-and-microfiber pass for streak-free finish. The frame, sill, and screen all get the same care — that's the difference between a 'window cleaning' and a 'window service.'
How we clean windows the right way
Different surface, different method. We never use one tool for everything — that's how good outdoor surfaces get damaged.
Pre-Audit
Walk the property, count windows, flag any with hard-water staining, broken seals, or stuck sashes. Confirm interior or interior-plus-exterior scope. Move blinds where needed.
Mineral Treatment (where needed)
On panes with hard-water staining, a mineral-bonding scrub breaks the silica/calcium attachment to the glass. This step is what separates a 'wash' from actually cleaning the window.
Squeegee & Microfiber Pass
Professional squeegee technique with overlapping passes — no streaks, no missed corners. Microfiber on edges, sill, and frame. Each pane gets full coverage including frame and sill.
Screen & Track
Screens hand-cleaned, tracks vacuumed and wiped. Reset screens to original position. Final inspection at exterior for streak-check.
What you get, on every job.
- All accessible windows — interior, exterior, or both
- Window frame, sill, and casing wipe-down
- Screen cleaning and reset
- Track and channel vacuum
- Hard-water mineral treatment (where applicable)
- Cobweb and pollen removal from corners
- Sliding-door glass on request
- Skylight glass on request (interior only — exterior skylights priced separately)
- Full general liability + workers comp insurance, COI on request
Real ranges, no surprises.
Houston average for a single-family residence with 15–30 windows, exterior + interior. Single-story residential is on the lower end, two-story or condo high-rise on the higher end.
What affects price
- Total number of windows (each pane counts)
- Stories — second floor adds ladder time
- Hard-water staining — scrub treatment is a per-pane add
- Interior + exterior vs exterior only
- Frequency — twice-a-year service comes with a 20% discount
What people ask, straight answers.
Do you do inside windows?
Yes — inside, outside, or both. Interior cleaning includes the frame, sill, sash track, and screen. We move and reset blinds where needed.
Can you remove hard water spots?
Most of them. Light to moderate spotting comes off completely with a mineral-specific treatment. Severely etched glass (10+ years of deposit) may keep a faint shadow — we'll be honest about that on the walk-through.
Do you clean high windows?
Yes — up to 3 stories with extension equipment, higher with rope-access partner crews for commercial. We don't risk a ladder beyond what's safe.
Will you clean my screens?
Yes — included in the price. We hand-clean, rinse, dry, and reset every screen on the windows we wash.
How often should I have my windows cleaned?
Houston's pollen + humidity makes twice-yearly the sweet spot for most homes. Spring (post-pollen) and fall are the natural windows. Twice-yearly clients get a 20% recurring discount.
Do you use squeegees or those rotating tools?
Squeegees — every time, by trained crew. Rotating spinners leave swirl marks on hard-water-stained panes. The squeegee technique is what gives you a true streak-free finish.
