Why concrete needs the right method

Concrete looks tough, but the wrong method etches it. Garden-store pressure washers at 3,500+ PSI on a tight nozzle will literally cut grooves into the surface — and you'll see them every time it rains. Industrial surface-cleaners with controlled flat-fan PSI scrub the entire surface uniformly at the right pressure for the substrate. Oil stains need a degreaser pre-soak. Organic algae needs a different chemistry than tire-rubber stains. We don't pick one tool and use it for everything — that's how driveways get damaged.

Walk the driveway, sidewalk, or pool deck. Identify oil, rust, organic, or tire-rubber stains — each type gets a different pre-treatment. Mark expansion joints and any cracks needing attention.

STEP 02

Pre-Treatment

Degreaser on oil & transmission stains. Sodium-hypochlorite mix on organic algae. Specialty rust remover for iron-deposit staining. Dwell time monitored per surface.

STEP 03

Surface Cleaner Pass

Industrial 21-inch surface cleaner with rotating flat-fan jets — uniform PSI across the entire concrete surface, no zebra striping, no etching. We control the PSI to the substrate hardness.

STEP 04

Edge Detail & Rinse

Hand-wand edges, expansion joints, garage thresholds, and any spots the surface cleaner couldn't reach. Final rinse pushes everything to the lowest drain.

Will pressure washing damage my concrete?

Not when done with the right tool. We use an industrial surface cleaner at controlled PSI — uniform across the surface, no etching, no zebra striping. The damage you've seen on other driveways is from a tight nozzle held in one place too long.

Can you remove old oil stains?

Most of them, yes. Fresh oil (under a year) usually lifts completely. Older oil that's deeply saturated may leave a faint shadow — we'll be honest about that during the walk-through and offer a degreaser-only follow-up if it's worth it.

Do you do pool decks?

Yes — concrete, travertine, flagstone, and stamped patterns. Pool decks are usually a same-day add-on with the driveway. We use the same surface-cleaner method on concrete, hand-wand on natural stone.

Will the run-off harm my lawn or pool?

No. We pre-rinse, control flow with a deflector to avoid the pool, and the chemistry is biodegradable. Most clients choose a Saturday morning so the concrete is dry by afternoon.

Can you remove the rust spots?

Yes — iron-oxide staining (rust from sprinkler heads, patio furniture) gets a specialty oxalic-acid remover before the surface clean. Works on all but the most deeply set staining.

How long until I can park on it?

Typically 30 minutes after we leave. The concrete is dry to the touch within an hour and fully cured for traffic before evening.
